What to Expect
Here's exactly how the process works once you contact us — no surprises, no runaround.
Tell us how much you want to borrow, how long you need the money, what it's for, and what's securing the loan. A few quick questions get us pointed in the right direction.
We send you a fillable PDF application. Once it's back, we come to you with ballpark numbers — roughly how much we can lend and at what rate.
If the estimate works for you, we schedule a brief walk-around of the property with you or your representative.
Shortly after, we issue a firm proposal with the exact amount and terms. If we decide not to fund the deal, we'll tell you why — no vague brush-offs.
Once you're ready to move forward, we open escrow with a title company of your choice and pull a preliminary title report. Most reports turn up a few minor items — these are usually cured easily in escrow. Once they're handled, we schedule closing.
You sign, and you walk away with your check. That's it.
Every loan carries closing costs — title insurance, origination fees, points, structure and flood insurance, recording fees, taxes, escrow fees, and the like. If you need $100,000 in hand, borrow more than that to cover these expenses. Adding roughly 10% to your loan amount nudges your monthly payment up slightly, but it keeps you from walking away with a $90,000 check when you needed $100,000.

John (Matt) Morehouse has enjoyed a long career in the publishing industry. During that time, he also ran a small lending business.

Principal
Captain John Morehouse brings a distinguished background to the firm, following a storied career as a Merchant Marine officer with the International Organization of Masters, Mates & Pilots. He concluded his maritime tenure as Master of the APL President Kennedy.
Today he brings that same steadiness to lending. Years in private equity lending mean he knows a good deal when he sees one — and he works to get borrowers the capital they need to break ground.

John holds a PhD in Economics from the University of Oregon. He spent several years as a quantitative analyst at Freddie Mac and is currently with an early-stage startup. John advises Morehouse Capital on risk management and technical matters.
